
1. Fix the big things.
Prior to listing your home, get inspections for roof damage, termites, and other potential concerns. Also, make sure certificates of occupancy are in order if you have done any major renovations.
2. Declutter and depersonalize.
Remove family memorabilia from the main living areas. Clear surfaces of their daily accumulations. Clean out closets, too, as overstuffed closets make people believe you don’t have enough storage.
3. Get squeaky clean.
Shampoo rugs, change burnt-out lightbulbs, replace broken switch plates and outlets, and exorcise pet odors. First impressions made by not taking care of simple things can quickly kill deals.
