There are many items to consider when putting your home up for sale. While we take care of many of them (e.g., giving you a market price assessment, bringing in a home stager, arranging professional photography, etc.) there are some things you can take care of on your own. Here are three important ways to start.

1.  Fix the big things.

Prior to listing your home, get inspections for roof damage, termites, and other potential concerns. Also, make sure certificates of occupancy are in order if you have done any major renovations.

2. Declutter and depersonalize.

Remove family memorabilia from the main living areas. Clear surfaces of their daily accumulations. Clean out closets, too, as overstuffed closets make people believe you don’t have enough storage.

3. Get squeaky clean.

Shampoo rugs, change burnt-out lightbulbs, replace broken switch plates and outlets, and exorcise pet odors. First impressions made by not taking care of simple things can quickly kill deals.
