Many people think selling your home during the holidays or winter is not a good idea. This could not be further from the truth this year. Historically, it is true that the spring market is a better time to sell a house in most markets. However, this holiday season is different.
Holiday Decorations
If you are selling your house during the holidays, keep decorations to a minimum. Holiday decorations should accentuate your regular decor. In general, less clutter makes rooms look larger and is more pleasing to the eyes. Some people decide not to decorate at all when selling during the holidays. This is not the answer. You do not want your house to be the only dark one on the street, and people to think a scrooge lives there. Make your home look warm and inviting.
Curb Appeal
Curb appeal is of the utmost importance. Curb appeal is what buyers first see when they are walking up to your front door to see your house. In the winter months, curb appeal can look distasteful if it has not taken care of. Be sure to keep the grass cut. Make sure there are no weeds in the lawn or in the landscaping beds. Trim bushes and trees. Remove any dead leaves or flowers. Put a fresh layer of mulch, stone or whatever you are using in your landscaping beds.
Price to Sell
Price your house right and you may get more money. If you price it too high, you may scare buyers away. You may even have appraisal problems. If you price your house competitively, you may receive multiple offers and end up netting more money.
Hire the Right Real Estate Agent
Hire a real estate agent that knows the area and is tech savvy. Your real estate agent should be able to write an informative, detailed description of your house and the area that will attract buyers. Be sure your agent takes professional quality photos or hires a real estate photographer. Many agents create videos of their listings by walking through the house and describing the updates, upgrades and amenities. Agents can create a more formal virtual tour with photos and short video clips and set it to music. Be sure your real estate agent is a member of the local multiple listing system.
This holiday season and winter should be a wonderful time to sell your home. If you follow the tips, you should be able to get a good price for your house, in a short time and with the least amount of stress.
