The infographic below shows the latest monthly results for the single-family home market in Manatee County.
While activity is down across the board when compared to last year, median prices are continuing to show aggressive growth. Inventory has grown from less than one month of activity to roughly four months in a relatively short period of time. All signs continue to point to a slow down in price appreciation, but it isn’t showing in the median sales price. The likely culprit for that is that the majority of the slowdown in sales is coming from the bottom half of the market. It is shaping up to be an interesting busy season in our area, where both buyers and sellers will have to give a little to make transactions flow.
