For the first time since I started tracking local market data by price point every month several years ago, the luxury single family home market is balanced in both Manatee and Sarasota counties. Usually, the higher end of the market tends to favor buyers, with over seven months of available inventory for sale at any point in time.
Home ownership and home maintenance are joined at the hip, so I am sure you are aware that there is plenty of work you should be doing. Sorry to lengthen your list, but I thought you should know that there are actually a few more things that should be on it. Here are some important, but lesser known maintenance activities.
The local market for condos and townhomes is continuing its shift in the Pandemic. When compared to last year at this time, the market favors sellers across all price points in Sarasota County. While Manatee County has the same story as Sarasota County across most price points, the $1M+ price range has improved materially for buyers when compared to last year at this time.
Looking Ahead
Even with the strong year on year home sales gains over the last three-plus months, 2020 home sales are still slightly down across the U.S. when compared to 2019. The catch-up demand from the frozen market due to COVID-19 has not been quite enough to get us back to overall growth. However, if we continue the current trend for the rest of the year, we will end up with a very solid 2020 despite the COVID-19 turmoil.
