September ended up being a solid month for closed sales of single-family homes in Manatee County. It has been a long time since we saw YoY growth of transactions as high as 47%. That said, it doesn’t mean that the seller’s market is back. Rather, balance still rules the day. It looks like we are continuing to see steady inventory growth as we are heading into our busy season in Florida. As long as that holds, it is shaping up to be a reasonable time to be either a buyer or seller in Manatee through Q4 23 and Q1 24. The infographic below from Florida Realtors has more details.

August was rather uneventful for single-family home sales in Manatee County. While closed transactions were up YoY, pending transactions were down. All that led to rather flat results in terms of both price and inventory across the county when compared to August of 2022. Overall, I continue to be pleased with the market overall as the balance between buyers and sellers is reasonable. The ultimate question is still around what the market will look like as we head into our busy season in a few months.
This 3-bedroom, 2.5-bath home features over 2,300 square feet of living space and an extended 3-car garage. Listed at $799,500, it is a great opportunity in Eagle Trace. Eagle Trace is a maintenance free, gated community, located near the north end of Lakewood Ranch. This master planned community of 272 homes sits on 104 acres, much of which is dedicated to preserving nature. Neighborhood amenities include a community center with a swimming pool, spa, tennis courts, playground and outdoor entertainment area with gas grill and covered seating area and NO CDD FEES in this neighborhood.
The single-family home market in Manatee County hasn’t shown much change in the last few months. We continue to have less inventory than we would like, which is keeping closed sales relatively low. That said, demand isn’t where it was during the peak post-COVID times, so prices have largely stabilized. At this time, I continue to believe that your leverage is reasonable whether you are a buyer or a seller. While single-family home inventory levels in Manatee are thankfully higher this year than last, we didn’t see inventory build in June. Overall, the market remains fairly healthy when compared to 2022; however, more inventory would make a positive difference. The median price of homes has dropped slightly YoY; however, that doesn’t mean that home prices are falling. Rather, the lower end of the market is transacting at faster pace than it did last year, which is a good outcome for the county.
