December came in much better than November in Sarasota as most of the 2024 hurricane season hangover appears to be behind us. There are still more listings coming on the market than there are closed sales, but inventory levels have to get considerably higher before we truly see a buyer’s market. For now, this season is shaping up to be a balanced market for sellers and buyers. The infographic below has more from Florida Realtors.

Manatee County Single-Family Home Update

December shaped up with a pretty balanced result in Manatee County for single-family home sales. Closed sales and new listings were both up when compared to December 2023. Inventory levels remain solid for a balanced market, but they continued their slow upward walk in December. This is shaping up to be a reasonable busy season for the county. Whether you are buying or selling, you should have a good degree of negotiating power as long as you are putting your best foot forward towards a transaction. Single-Family Home Market Update – Sarasota County

November was a very slow month in home sales in Sarasota County when compared to last year and the activity in neighboring Manatee County. It looks like the lower end of the price points on the market weren’t as active in Sarasota County as they were in Manatee. However, there were still a significant number of cash buyers in Sarasota. We will likely have to wait until January activity to see if the early part to our busy season was an aberration. I would be much more inclined to believe we are in for a slower winter if Manatee didn’t come in so strong in November.
