The single-family home market in Sarasota County has shifted even more towards buyers than in Manatee County. That said, it is still in relative balance. We should be keeping an eye on new listings versus closed sales as it won’t take too many more months like June before buyers start to have more leverage than sellers. For now, it remains a reasonable time to buy or sell in Sarasota. See the infographic below from Florida Realtors for more.

Sarasota County ran a little hotter than Manatee County in April for closed home sales. That said, the market is still in balance for home buyers and sellers as we head into our slower season. If you are selling your home in Sarasota County, you are most likely going to have to put your best foot forward in terms of preparing/staging the home for sale to ensure an optimal price in a quick timeline. If you are interested in buying, there is likely some value to be found, but don’t be surprised when you run into competition for the most attractive properties. The infographic from Florida Realtors below provides more on April results.
Closes sales for single-family homes were down 12% YoY in March in Sarasota County. The continued reduction in sales has brought inventory levels up 77% when compared to the same time last year. While that may seem drastic, it was actually needed to bring the market back into balance. It continues to be a reasonable time to be on either side of a transaction in Sarasota. The infographic below from Florida Realtors contains more information from March.
Cash sales made up almost 50% of the closed transactions for single-family homes in Sarasota County in February. There is still money moving into this housing market. That said, listings are continuing to outpace closed sales at almost a two to one clip. As overall inventory is just under six months of sales, we are still in a well-balanced market. In other words, it remains a solid time to be either a buyer or a seller in Sarasota County. The infographic from Florida Realtors below contains more information.
